Itaú BBA expands its properties business and strengthens integration with Itaú Asset

The new platform expands coverage of income-producing real estate assets and combines credit, third-party capital and market intelligence.

São Paulo, September, 2026 – Itaú BBA is expanding its real estate business with a structure dedicated to the properties segment. The new platform also strengthens its joint work with Itaú Asset by combining the bank’s origination, structuring and lending capabilities with third-party asset management, broadening the range of solutions across different parts of the capital structure.

As part of the evolution of Itaú BBA’s coverage model, segments such as logistics warehouses, corporate offices and shopping centers, as well as managers dedicated to real estate, have received specialized coverage since the second half of 2025. Land development and hotels are also covered on a more selective basis.

“This specialization allows us to deepen our knowledge of each asset class and understand client needs more precisely. We can then combine credit, equity and structures with different terms and risk-return profiles,” says Bruno Bianchi, Commercial Director for Real Estate at Itaú BBA.

At Itaú Asset, real estate coverage is part of Private Markets and currently has approximately R$3.5 billion in assets out of R$80 billion managed by the area. The asset manager intends to significantly expand its presence in the segment over the next five years.

“There are many opportunities in the real estate market involving high-quality assets with predictable income generation, allowing investors to diversify their wealth and obtain attractive long-term returns. The complementarity with Itaú BBA expands our ability to identify opportunities and develop structures suited to different investor profiles,” explains Felipe Gottlieb, Head of Private Markets at Itaú Asset.

The move comes at a time of transformation and greater selectivity in the real estate market. In logistics, the growth of e-commerce and the search for efficiency in storage and distribution chains continue to sustain demand for space. In corporate offices, renewed occupancy, combined with a lower supply of new developments in recent years, has helped reduce vacancy in established regions.

“Our proposal is to support clients in asset recycling, portfolio expansion and the development of new projects, in a context that requires increasingly flexible and specialized structures,” says Milton D’Avila, Real Estate Superintendent at Itaú BBA.

Joint action by Itaú BBA and Itaú Asset enables financing and investment solutions in different positions of the capital structure according to each project’s needs. The initiative also expands the bank’s presence in a sector that continues to gain relevance in the Brazilian economy and investment universe.
